Last updated October 19, 2026. TaxSaleDecoded is published by CLEARDEAL LLC.

Information only. Everything on this site — the checker, the state pages, the guides, and the kit — is general information about how property-tax sale, redemption, and surplus-claim systems work. It is not legal advice about your property, your deadline, or your claim, and it is not a substitute for a licensed real-estate attorney in your state.

Your dates control. Deadline computations apply published state rules to the dates you enter. If a date you enter is wrong — or your sale followed a different track than the one you selected (a lien sale versus a deed sale, a judicial versus a nonjudicial sale) — the computed deadline will be wrong too. The county office's records are the authority.

Contested matters. If your claim is contested, your heirship is disputed, you believe a sale was defective, or a county has denied a claim in writing, stop and consult a real-estate attorney promptly — appeal and litigation clocks are short and unforgiving.

No recovery service. We never file for you, never take a percentage, and never take an assignment of anyone's claim. State laws regulate people who do those things (fee caps and licensing in several states); we publish information instead, and this disclaimer is part of that distinction.
