Behind on property taxes in New Jersey? Your house can be sold at a tax sale — here's how much time you have to stop it. Your house was sold at a tax sale in New Jersey? The extra money from the sale may be yours to claim — and there's a deadline. Both answers are on this page, from the statute.
How New Jersey sells
Redemption in New Jersey runs until the deed is issued — Until a Superior Court judgment bars your right. A private buyer cannot even start foreclosure until 2 years after the certificate sale (a municipality, 6 months) — and the case itself takes time after that. If foreclosure papers arrive, the right ends with the judgment, not before Statute-verified
What it costs to redeem: The certificate amount + interest at the rate bid at the sale (never more than 18% per year) + any premium bid (returned if you redeem) + later taxes and costs.

Payment plans: No statewide delinquent-tax installment right was found in the sources read; current taxes are billed quarterly.
Deferrals (senior / veteran / disability): No deferral in current law was found (a senior deferral exists only as a proposed bill). Relief programs are the Senior Freeze reimbursement and the $250 senior/disabled deduction — reimbursements and deductions, not pauses.
Who holds the money: the Clerk of Superior Court (the sheriff deposits the surplus there).
Your claim window: The decisive move is BEFORE the foreclosure judgment: under the 2024 law, the owner or heirs may demand in writing that the foreclosure proceed as a sheriff (judicial) sale — that demand is what preserves the surplus. After a judicial sale, lienholders may apply for surplus funds first; the owner or heirs take the remainder on written application to Superior Court. Do not wait to be contacted. Being double-checked
If nobody claims it: Bill text read (not enacted text) would pay unclaimed monies to the certificate holder after 5 years, or to the municipality if the holder cannot be located — verify the current rule with the court.

The county figure rule. This page gives you the law — the window, the formula, the office. The exact payoff or surplus figure lives in the Municipal tax collector (certificates); Superior Court / county sheriff (foreclosure sale)'s books and changes as interest runs. Ask that office for the figure, in writing, and keep the letter.
